Stage 1
SCOPE OF WORKS & BUDGET ALLOCATION
First we determine whether your project vision (scope of works) and budget are aligned. We do this by preparing a Budget Allocation which shows how much of your existing house you can renovate and how many additional square meters you can build. In short, we see whether you have the cash to do everyting you want.
Stage 2
CONCEPT DEVELOPMENT & BUDGET CHECK
Together we develop a Project Brief that can be achieved for your budget. Then we engage the building designer most suited to your brief to ensure your concept is both something you like and something you can afford.
Stage 3
DESIGN DEVELOPMENT & TOWN PLANNING APPROVAL
Depending on your block size, overlays and the extent of your construction works, you may need to go through a lengthy and frustrating Town Planning process. We manage this process on your behalf, making sure you receive your Planning Permit as quickly as possible.
Stage 4
WORKING DRAWINGS & BUILDING APPROVAL
Working with the building designer we oversee the development of your Working Drawings - making sure that the way your home is going to be built is within your budget. We then manage the Building Permit Process working with the Building Surveyor to issue your permit as quickly and cost effectively as possible.
Stage 5
INTERIOR DESIGN
This is the fun stage! It’s all about style, colour, joinery design, lighting, tapware… all the things that make a project, your home. This is also the part of the build that can determine how close you stay to budget.
Our process brings your interior design desires to life, while also staying on track budget wise. And this doesn’t mean you have to compromise - we tell you where to splurge - and when to rein in your aspirations - so that you can enjoy all aspects of the end product.
Stage 6
PRE-CONSTRUCTION
Whether you’ve chosen to become an Owner Builder or have engaged a Registered Builder, we prepare the scope of work packages for all the trades, review all quotes, engage subctonractors and suppliers - with just one point of contact for you.
Stage 7
CONSTRUCTION MANAGEMENT
We oversee the onsite construction works - from site supervision to offsite project management, we ensure everything runs like clockwork - keeping the project both on time and on budget - while staying true to your design - until we hand you the keys and pop the champagne!
